What to Expect at Every Step: Your Home Inspection Guide

Buying a home is one of life’s biggest milestones. One key step you’ll encounter before closing is the home inspection. This important checkpoint ensures your new home is safe, sound, and ready for move-in. Here’s a simple step-by-step guide to help you know what to expect.

Once your offer is accepted, your agent will help you schedule a licensed home inspector. Typically, this happens within the first week after going under contract. The inspector will walk through the entire home, from roof to foundation.

On inspection day, the process usually takes 2–3 hours. Inspectors check major systems such as HVAC, plumbing, electrical, roof, foundation, and appliances. You’re encouraged to attend the walkthrough so you can see issues firsthand and ask questions.

After the visit, the inspector provides a detailed written report complete with notes and photos. This document highlights both minor maintenance items (like a loose doorknob) and bigger-ticket concerns (such as a roof nearing the end of its life). Think of it as your home’s “health report.”

Next, you’ll review the report with your real estate agent. Together, you’ll decide which items you may want to negotiate with the seller, whether it’s requesting repairs, asking for a credit, or simply noting issues to handle after closing.

Once inspection negotiations are complete, you’ll either move forward to the appraisal and financing stage or, in rare cases, walk away if major problems can’t be resolved. Most often, though, the inspection gives buyers peace of mind and a clear plan for homeownership.
